levels, hue/saturation to create sepia tone.
channel mixer to convert to grayscale black and white.
slight increase in contrast. Most contrast was taken care of in channel mixer.
small curves adjustment. very slight usm.
was going for a very nostalgic feel to the photo. I feel like it has a very printing press feel.

I really love the washed out look of this. It gives it a real nostalgic feel. I'd bet your getting comments on it being overexposed, but I think that's the point of this shot. It really accentuates the textures of the bricks and leaves.

A good composition, all looks a tad washed out, a slight curves adjustment would fix this.
